Contact some of the banks around New Albany to see if they have any foreclosed properties around that area. In some cases you can get a good foreclosed home and your payment would be less than the rent per month. Just my two cents.

how bad is that commute? i've made that drive on occasion but it seems like it can be kinda long? I'm trying to find a place in new albany but i guess i may have to end up back in the oxford area to live and commute also there is almost nothing to rent or lease. I can't really afford to buy something at this point so that limits my options bad

It took me a while to get used to it but feels like nothing now. About 30 miles between city limits. Where are you going to work at

if it were me i would either live in oxford or or tupelo and commute, not a bad drive either way and a lot more for a young guy to do in either town, especially in oxford.

I agree about commuting back and forth. I live in Tupelo and think that it is a great town, 45 minutes from Oxford and about 25 from New Albany. I actually made the drive back and forth to New Albany for a couple of months for some training. Do not through your money out the window on renting or leasing. The government has programs available to help you purchase a foreclosed home. The Home Buyers Advatange Program is a grant that is non repayable and will come as a down payment at closing. Based on income and credit score you could qualify for up to $39,999. If you want more information just google Home Buyers Advatange.

jc is right, I am doing a lot of these right now. I actually have one closing next week. Great program. If you need any help with it, let me know.

You can refer me all your Health Insurance customers and Long Term Care customers, I'm sure you won't want to mess with that and I'll gladly take them...Also I can handle Life and Supplemental policies...

Thanks trey,

although not what your looking to hear, i've finished my life and health license and that's where my experience is (what little I have) however if there is something that i can't help anyone in i'll do my best to send you some referrals. I'm sure we could work some kind of deal out :D

I Thank you guys for the replies, pm's and input. I began looking for a forclosed home then i recieved a phone call that was definitely God sent. paying little of nothing for a nice older home that is huge for one person, and scored on some land rights for recreational use. been trying to get moved in the last day or so.
