The fact of the matter is we have some of the most undervalued land in America. All of the investment gurus have finally figured that out. They look at the Midwest and such where farmland sells for 5000-8000 an acre and then look here where great farmland sells for anywhere from 1000-3500 per acre. It truly is a great investment for them. They buy, rent it out for 10 years, then sell for double the price. You can't get that kind of return on any investments out there. I do know some big german companies have been buying up some....as well as everyone else now.

I agree for the most part. I still am of the opinion that ag value is not the 100% driver of the inflated prices. I have seen properties sold that will not "pay off" from ag production for the next 20+ years. Granted I am assuming yield and price factors well beyond reasonable projection time periods and the properties I am mentioning are not a 100% representation of the sum of land purchases in the Mid-South. The margins these folks are running are super tight. I will be interested to look back in 10 years and see how these "undervalued" land grabs work out. I agree there is excellent money in it. Your numbers are a little conservative as well. The higher end is around 15K an acre. I dunno how that math works but it does make 3K+ delta ground a bargain. I know it sucks to lose a hunting spot, but it's even worse when you are farming the land and this happens. I think the land deal is over blown commodities will not always be so high! You don't believe me ask a farmer that survived the 80s! And the 90s! But the Germans have several blocks around Indianola.
