Easement Problems #2

well i still haven't resolved my easement problems with the three landowners blocking me...... HOWEVER, i have gotten permission from another landowner to access my land via them... so now the question is.. how much of a SOB should i be to those three landowners who thought they had me by the cahoona's.... two of them duck hunt there fields not 100 yards from the property line... And i am an evil person when it comes to revenge. i tried to work it out with them and do the right thing but that has gone out the window now. eventually the easement will fall within those three properties. remember this now, i duck hunted my land in tallahatchie co. last year ZERO times... birds everywhere on us and i couldn't hunt them. think about not being able to hunt your land when everyone around you is busted tail, now... what would you do ????

Beastmaster, Man I know revenge would feel so good to you right now but it would only make matters worse. You will make them mad without having to do anything if that is what you want. All you will have to do is go down the right-of-way that you have in your hand and let them see you do it and that will just tear them up on the inside. See it sounds like to me that the guys you are dealing with are very disturbed, so they thought they had you but little did they know there was a reasonable gent that would give you a righ-of-way, so just consider yourself blessed by that and go on. I promise evil deeds are not repaid by evil deeds. Show them a little kindness and that will get there goat. I know it works b/c I have done it myself. Glad you got it nonetheless. :wink:
So, you don't like us cutting trees; well try using plastic toilet paper!!!

:twisted: Those other landowners were probably trying to keep u out of the woods just so they could hunts it. I don't think that it is legal to purposely mess up their hunting, but I'd Rambo there a$% if they ever tresspassed while I was out there. You know mud and leaves type of thing then ...all of the sudden a pair of eyes open..... :shock: POW . But thats just me....

#1 thing is try to get the landowner currently letting you cross his land to get to yours to get a legal description and have it recorded. It would be bad for a couple of years down the road the current owner sell out and your stuck in the same situation. "But he let me cross it" may not work
with the "new owner". Once it's recorded and made a legal deed, then
I would rest easy. Just my .02 Like Timber-hunter said 2 wrongs don't make a right. For now anyway. I always heard turn the other cheek, but I never heard what to do if they hit that side. Good Luck.

BeastMaster, jsut be sure to take care of the reasonable landowner. I've seen people get eaten up trying for revenge. Just enjoy your life...they have to live in their spiteful world...you do not! I would not think another thing about them unless they do something else that is illegal or unethical...then I'd call out the dogs of war and put a stop to it! Just enjoy a good life; that's the best revenge in the world!

Do like Blacklab suggest and get the landowner to draw up the easement deed or at least get it in writing. Good luck.
I love to watch the ducks circle and the dogs work.

Better yet, you might offer to have the easement conveyance drawn up at your expense, then ask the landowner to sign it. You might want to offer to pay him something for his cooperation, as well as for the easement itself. Chances are he will refuse your money, but he will know you are on the up and up.

With things as shaky as they sound in your situation, you really need to consider investing a little of your money in the advice of a good land lawyer.

As far as messing with those guys on the other side of the fence, just remember that you share the boundary with them, like it or not. If you escalate your conflict, you are going to see an awful lot of decoying ducks flare away just before they are in range, courtesy of your neighbors' "coincidental" shooting.

i guess you guys are right.... i do have a lawyer involved. the situation is actually more complex than i have explained but u have the jest of it.... the thing i love is.. the land owners are trying to keep us out so they can hunt our land for free.... we've tried for the last 16 months to get an easement but the judge just says for us to work it out.... now i have access via my back door friends on the other side of me, i just really want to turn the tables on them SOB's who have tried to rub me out !!

Delta Duck.. i would so love to pile up corn in his hole then make a lil phone call.... what would be so terrible with that ???

nah i couldn't do that... he could turn around and do the same.. i need to figure out something i can do and not worry about retaliation..... plz don't think im only kidding with this idea b/c im not.... im serious... when i figure out what i am going to do to these guys... consider it done..... someone broke into his trailer on that land and he flipped.. a lil gasoline and a match.. hmmm.... perhaps i'll just put that back in my pocket......

put yourself in my position.. coming from my perspective... no duck hunting last year for me b/c of these guys.... NONE on this honey hole in tallahatchie county. there will be no easement settlement this year.. and as far as they are consernced i won't be back there again this year... they dont know i have access via my potna from the backside... won't that be a pleasant suprise opening day when i send a few love tap shots there way over the tree tops.. wonder what a big orange flag flying on my land just on the edge of there field would do for a flock of ducks? think it would mess them up?? MUAHAHA !!!

How bout some nice predator silos or something similar IN thier water holes? Something that the birds can see from the air but the opposition cant see from the ground. I am thinking there has to be some simple ways to make birds avoid their holes like the plague without it being readily visible or easily detected. Dont forget the unwritten rules! Dont get caught on their property.......dont get caught breaking the law....dont commit a major felony......dont leave evidence that leads directly back to you or your property.....dont cause great financial loss or property damage.

Personally I prefer not to remain anonymous in matters such as these. I would probably get the most pleasure just sitting on MY fence line wearing my finest blaze orange and scaring everything that flew near them. My calling usually does the trick so I would treat them to a concert of "anally invaded mallard" followed by a 3 shot salute wishing the birds a happy journey South!

I am usually one to forgive and forget. BUT when something like this happens, for me, its important to get closure and not let some assclown get over on me. Revenge is a dish best served cold! :twisted:
