they have a "yahoo groups" site. Call Andy at rebel sewage systems and he'll tell you $138K and you get 40 acres and your dues are $200 per year, and a shooter is 18 or 20 inches..cant remember.. or better and that he has the best duck blind in the south delta because when the water freezes they will fly into the blind. Sounds like a good deal to me, you could probably get at least 80% financed through Landbank, I would think.

Oh yea, it's southern border is Mahanna's north border for 2 miles.

If my wonderful wife would see things my way, there would be no question, but I'd rather keep her

Andy doesn't kill that many ducks. The club is primarily a deer hunting club. I think Uncle Walt is probably the only duckhunter. More times than not he hunts off lease.

Not that there aren't any ducks its just like almost every other place in the south delta. It is hit or miss. Many of us who grew up in the bean fields there believe the flyway has shifted to the west for the most part. 70,000 + acreage of poorly managed wrp hasn't faired to well for the ducks (at least in peewee's opinion along with a few wetland biologist I work with). I remember the days of sitting on a deer stand on my grandfathers farm in VP and watching several groups of mallards walking through water oak and willow oak flats dry feeding. Sometimes it would be over 100 at a time. Those days are long gone for the South Delta.

There are a few area's that produce good #'s year after year but they all in all it aint like it use to be.
